The SMARTSTAYWA website allows you to search for and book holiday accommodation to suit your needs. All prices are quoted in Australian Dollars. When making a booking with SMARTSTAYWA, we guarantee that your credit card payment is made safely through our secure payment gateway. When making a booking you will be asked to accept our Terms and Conditions. A confirmation email will be sent to you to confirm your booking details.

A $300.00 security deposit is charged to your credit card a few days before your arrival. The guest will be responsible for damage to the property or premises or loss of or damage to any items at the property, including, but without limiting the generality of the foregoing, floors and floor coverings, furniture and fittings, kitchen utensils, crockery, glassware, cutlery and the guest will pay the full cost of replacement or repair of any such items damaged or lost. All damage, breakages and losses are to be reported immediately. All furniture and equipment must be left in the premises as originally found.

Lost or damaged keys and remotes incur a replacement fee. Should you misplace your keys during your stay, or lock yourselves out, there is a call out fee of $50 during office hours, $100 after hours.

The cleaning fee that has been charged is allocated to 2 hours of cleaning plus laundry fees. If the cleaning takes longer than the allocated time, this will be deducted from your deposit. An additional $35.00 will be charged if the BBQ is not left clean.

Security deposits are returned to the guest’s credit card within 7 days of their departure subject to the satisfactory condition of the property.

The best option you have is to cancel your reservation as soon as possible. You will always receive the cleaning fee back plus part of the booking fee depending on the cancellation policy.

For a full refund of the nightly rate, you will need to cancel within 48 hours of the booking if the arrival date is more than 7 days away, or at least 60 full days prior to your arrival date.

For a 50% refund of the nightly rate, you will need to cancel 30 days before your arrival date; otherwise there is no refund.

If cancelled within 14 days of arrival, no refund will be provided. However, if you do need to cancel, our team will re-advertise the property and potentially be able to get a re-booking. While we cannot guarantee this, if we are able to rebook your dates, we would be happy to offer you a further refund of the nightly rate.

Cancellation of confirmed bookings (where payment has been made) more than 14 days prior to arrival will attract a $50.00 administration fee.
No shows – No refund. 

A reduction in the length of stay once a guest is already in residence in the property will not be refunded.      

Please note: If your made your booking via a third party website such as Stayz, Airbnb, or, their cancellation policy will apply and the above cancellation policy will be overwritten.

Check in is anytime from 14:00pm on the day of your arrival.
Early check-in and late check-out are subject to bookings, please contact us closer to your date to confirm if this is possible.

All our properties are self check-in, instructions on how to access the property and property information including address, parking, Wi-Fi passwords will be sent via email prior to your arrival date.

All our properties are equipped with linen and towels for your stay. We also provide essential items including, body wash, shampoo and conditioner, hand wash, toilet paper, tea, coffee, sugar and milk.

A combined linen and cleaning fee is charged at cost to you in addition to your booking fee.

Check out is strictly before 10:00am on the day of your departure.

Guests are requested to leave the property in a similar condition to how they found it on check-in. Please ensure that all rubbish is removed from the property and placed in the bins outside. The red-lidded bin is for general waste, the yellow- lidded bin is for recyclables and the green-lidded bin is for garden organics. Please ensure that where applicable, the BBQ is cleaned, the dishwasher is empty and all your dishes are washed and put away. Please ensure that the fridge has been emptied and cleaned.

At time of departure, please ensure that all furniture is back in its original position, close and lock all windows and doors and return the keys and any remotes to where they were found them on arrival.

The number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email.  Fees apply for extra guests and must be agreed upon prior to arrival.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. The rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your security deposit and/or additional payments.

Disturbance to neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of your security deposit.

All our properties have a STRICT no smoking policy. The occupants will incur increased cleaning charges if anyone has been smoking inside the property and deodorising is required. 

In accordance with health authority regulations, dogs and pets are not allowed under any circumstances, unless the selected property is one of our designated pet friendly properties. If unauthorised pets are found at the premises, the occupants will be automatically liable for fumigation of the property and the tenancy will be terminated immediately.

An additional pet fee is charged per pet per night at our designated pet friendly properties.

No responsibility is taken for guests’ personal property left in, on or near the premises. Doors and windows at the premises should be secured at ALL times. It is recommended that guests take out their own personal property insurance.
